Review seller’s criteria for home price, based on the assessment of current property status.
HOME VALUATION & SELLING PRICE
We will conduct evaluation of your home’s condition and features to properly assess how it competes in the current real estate market
COMPARATIVE MARKET ANALYSIS
Provide clients CMA, Comparative Market Analysis reports of past sold comparable property sales using the current listing price data. I will also provide real estate market reports to keep you up-to-date on market changes that may impact the sale price of your home.
SIGN EXCLUSIVE LISTING AGREEMENT
Review key terms and conditions of listing agreement, including services and time to sell your home. In partnership with Douglas Elliman, we ensure your listing gets the exposure it deserves.
STAGE & PREPARE TO SHOW HOME
Upon assessment of your home, I will provide assistance to prepare your home for the market and recommend enhancements, repairs and staging to maximize the value of your property.
LAUNCH & PROMOTE LISTING
Clients will have a selection of customized marketing plans to promote their listings and help their property stand out. We utilize social media, leveraging a network of professional to find qualified buyers and market your listing to the entire NYC brokerage community and much more!
MARKETING YOUR HOME
I will customize a unique marketing plan based on client’s needs and type of property. I will work with Douglas Elliman marketing department resources and global network of buyers and investors to promote your home and sell it faster in this competitive market
SHOW HOME TO POTENTIAL BUYERS
During showings of your home, I will respond to buyer questions
and any objections they have about your home.
REVIEW BUYERS OFFERS
I will review multiple offers from buyers and negotiate best price and concessions on behalf of seller. I will present all offers to seller for final decision.
NEGOTIATION & SELLER’S FEEDBACK
Negotiate price, conditions and repairs and get the best price with fewest concessions. Review buyer’s offers and contract provisions and present buyer’s offers to the seller.
ACCEPT OFFER & SIGN CONTRACT
Once you accept an offer and sign a contract, the agent and attorney will be the contact people throughout the completion of sale. I will manage home inspections, appraisals, repairs identified by the buyer, title exam and due diligence that are required to close the sale of home.
PRE-CLOSING & HOME INSPECTION
This process is critical for a successful closing of sale. There are many tasks, documentation that needs to be reviewed, signed and managed between all parties (seller, buyer, attorneys, lender, etc) for a successful closing process
CLOSE THE SALE. Congratulations!
On closing day, your property will be officially transfer to the buyer, pay all closing costs and receive any sales proceeds.
